SEO for Estate Agents: Stand Out in a Crowded Market

← Back to all posts

Estate agency is one of the most competitive local markets online. In any town, there are dozens of agents competing for "estate agents in [town]." The ones on page 1 get the valuations. The ones on page 3 don't.

Here's how to compete.

The Estate Agent SEO Challenge

Unlike most local businesses, estate agents face a unique problem: property portals (Rightmove, Zoopla, OnTheMarket) dominate the search results for property-related terms. You can't outrank Rightmove for "houses for sale in Leeds."

But you CAN outrank them for:

  • "estate agents in [town]"
  • "best estate agent [area]"
  • "house valuation [town]"
  • "selling your home in [area]"
  • "[area] property market report"
  • These are the keywords that bring you valuation leads -- the lifeblood of estate agency.

    Priority 1: Google Business Profile

When someone searches "estate agent near me," the Map Pack decides who gets the enquiry.

Category: "Real Estate Agent" (primary). Add "Property Management Company" if you do lettings.

    Key details:

  • Service areas covering every town/village you operate in
  • Photos: office exterior, team, premium property photos, sold boards
  • Reviews: aim for 50+ at 4.5+ stars. Ask every happy vendor and buyer.
  • Posts: share recent sales, market updates, open house events weekly
  • Reviews Strategy for Estate Agents

  • Ask at completion: "Now that everything's gone through, would you mind leaving us a Google review?"
  • Send a personalised email after exchange/completion with the review link
  • Display review count prominently on your website ("Rated 4.8/5 from 120 reviews")
  • Priority 2: Local Area Pages

This is where estate agents can dominate SEO. Create dedicated pages for every area you cover:

    Page template:

  • Title: "Estate Agents in [Area] | [Your Brand]"
  • H1: "Selling Your Home in [Area]"
  • Local property market overview (average prices, trends)
  • Schools nearby
  • Transport links
  • Local amenities
  • Why people move to/from this area
  • Your recent sales in this area (with permission)
  • Free valuation CTA
  • Why this works: Each area page targets a specific "[service] in [area]" keyword. A firm covering 15 areas can have 15 highly targeted pages -- each one a potential Google entry point.

Critical: Make each page genuinely unique. Don't just swap the town name. Write real, specific content about each area. Google detects and penalises template pages with swapped location names.

Priority 3: Content That Earns Valuations

Blog content for estate agents should target vendor keywords (people thinking about selling):

    - "[Area] property market report [year]" (monthly or quarterly)

  • "How much is my house worth in [area]?"
  • "Best time to sell a house in [area]"
  • "How to prepare your home for sale"
  • "What does an estate agent actually do?"
  • "Estate agent fees explained: what you're paying for"
  • "Selling vs letting: which is right for you?"
  • Local market reports are gold. They demonstrate expertise, attract backlinks from local news sites, and position you as the authority on your area's property market. Produce them quarterly with real data.

    Priority 4: Technical Foundation

    - Mobile-friendly (buyers browse properties on phones)

  • Fast loading (heavy property image galleries need optimising)
  • HTTPS with security headers
  • LocalBusiness schema (type: RealEstateAgent)
  • Property listing schema on individual property pages
  • Clean, descriptive URLs (/properties/3-bed-semi-leeds-ls6/)
  • Priority 5: Schema Markup

    ```json { "@type": "RealEstateAgent", "name": "Your Agency Name", "areaServed": ["Leeds", "Harrogate", "York"], "address": { ... }, "telephone": "...", "makesOffer": { "@type": "Offer", "itemOffered": { "@type": "Service", "name": "Property Valuation" } } } ```
